25 High Street, Ixworth, is another example of a grade II listed property which was fully restored by Notley & Co. When the client purchased this property, it was uninhabitable and Notley & Co won the project due to the comprehensive nature of their proposal and open book accounting.

Dating from 1729, traditional methods and materials were used throughout the restoration work. PB20 lamb’s wool insulation was used throughout the property, along with traditional lime plaster and lime wash for the internal and external paintwork, allowing the timber framed building to breath.

The cellar, which dated from the 15th Century, was converted into a usable space by building a room within a room, whilst still retaining its outer historical merit.  Ventilation to the existing cellar structure was maintained between the original wall of the cellar and the newly constructed room.  This method satisfied both Listed Buildings and Building Control.

The internal timbers were all treated and restored and the roof was completely reconstructed keeping the original timbers in place to showcase the repairs through the centuries. The project was completed by creating a bespoke kitchen and bathroom and external paved recreation area.

​

By working closely with the client, a derelict building was turned into a beautiful and flexible living space within the projected 6 months.
